Three of the most beautiful positions on the caldera — an icon whose interiors are ready for their next chapter.

Katikies holds some of the most storied real estate on Santorini — the setting across all three Caldera properties is undeniably beautiful, the white terraced architecture is what half of the island's postcards are made of, and the spa at Pelagos House is expansive and genuinely impressive.

Where the portfolio trails the top of my list is simple: the interiors haven't kept pace with the island's recent renovation wave — classic rather than current — and unlike Andronis or Canaves, the patios go without coverings, which costs both shade and privacy.

The potential here is enormous. If Katikies follows Andronis and Canaves into continuous renovation, these locations compete with anything on the island — and I'll be first in line to re-review when that happens.

The setting. All three Caldera properties occupy genuinely beautiful positions — this is the terraced white Santorini everyone pictures.

No coverings over the patios. Unlike Andronis or Canaves, which means less shade and much less privacy on your terrace.

The interiors are classic rather than current. A furniture and finishes update would transform the experience — and the rate-to-experience math with it.

The honest math. Right now, $100–$200 more per night reaches my top five on Santorini — a comparison worth making for your dates.

Transfers and private boats, arranged. I arrange private transfers from the airport or port, and private boats: a sunset cruise on the caldera, or private boat transfers to Folegandros, Milos or Ios instead of the ferry.
