Perma opened in 2025 with exactly five keys, and that number is the whole philosophy. Carved into a rocky slope above a secluded cove at Lia — a few minutes from Livadi port and the hill-climbing Chora — it's the work of MOLD Architects, the Athens studio of Iliana Kerestetzi, and the design press (Dezeen, Designboom, ArchDaily) got to it before the travel press did. That tells you what kind of place it is.
The name comes from the PERMA model of positive psychology, and the property is built as an adults-only wellbeing sanctuary: a yoga shala, sound baths, a serious massage menu, and no schedule telling you when to do any of it. Stone excavated during construction became the walls; the roofs are planted; rainwater is collected. It disappears into the hillside on purpose.
Every residence has a private pool and — the detail I love — a fully equipped outdoor kitchen. There's no restaurant and no bar: breakfast comes from local ingredients, and evenings are yours to cook under your own pergola with the sea below. On Serifos, that isn't a compromise. It's the point.
Five keys, full stop. Even at capacity you're sharing the hillside with eight other people. Nowhere else on the matrix is this private at this price.
The architecture is the amenity. MOLD Architects built it from the site's own excavated stone with planted roofs and sliding glass walls — it's been published by Dezeen, Designboom, and ArchDaily within a year of opening.
Outdoor kitchens, not room service. Each residence's terrace is set up to actually cook — pair it with the port fishmongers in Livadi and you have the best dinner reservation on Serifos.
Wellbeing without a schedule. Yoga shala, sound healing, massages in your residence — offered, never imposed.
No restaurant, no bar, adults only. If you want to be waited on nightly, this is the wrong booking — and knowing that is exactly how to book it right.
Book absurdly early. Five units on an under-visited island: the summer calendar effectively sells out to people who planned the year before.
Rent a car and use it. Serifos rewards driving — empty beaches, the Chora climb, tavernas in Livadi ten minutes away. Lia Beach itself is a short walk below.
Season runs roughly mid-May to mid-October. September is the month I'd choose: warm sea, low light, nobody around.
