Head-to-head · Rome
Two of Rome’s top hotels with opposite moods. One is warm and quiet above the Spanish Steps; the other is modern, lively and full of places to eat and drink. Here is how I would choose.
Stayed at the Eden · Visited the Bulgari · October 2026
Quiet, warm and a step ahead the whole time, usually for a little less than the Bulgari. My top overall pick in Rome.

Spectacular. Base rooms the size of junior suites elsewhere, marble and mosaics, more restaurants and bars than I could count, and the biggest gym I saw in Rome.
My Bulgari review →
| Hotel Eden | Bulgari | |
|---|---|---|
| Where | A quiet residential street just above the Spanish Steps | Piazza Augusto Imperatore, next to the Mausoleum of Augustus |
| The feel | Romantic classic, calm (Dorchester Collection) | Very modern and lively, almost like an EDITION but much more sophisticated |
| Outside the door | Calm | Busy, crowded streets |
| Rooms | Bright, modern and traditional at once, with rooftop views | Base rooms the size of other hotels’ junior suites |
| Bathrooms | White marble, deep soaking tubs, double vanities | Lots of marble and incredible mosaics |
| Room to ask for | The top suites, which can be connected | The entry rooms are the value; I will tell you when to go higher |
| Eating and drinking | The restaurant upstairs, with the view across the domes | A rooftop bar, a pizza restaurant, more bars and a trattoria with €18 pastas |
| Price | Usually slightly below the Bulgari | Usually slightly above the Eden |
| Best for | Couples, anniversaries, quiet in the middle of Rome | Space, energy and great dining without leaving the hotel |
Work with me and you get Fora perks, plus someone who knows these hotels personally and personalizes your stay: I tell you when a Bulgari upgrade is worth it, map out connecting suites at the Eden, and arrange your transfers. Same rate as booking direct.
Hotel Eden is calm. Warm, anticipatory service, bright rooms and a quiet residential street above the Spanish Steps. It is my top overall pick in Rome.
The Bulgari is energy. It is very modern and lively, almost like an EDITION but much more sophisticated, with base rooms so large you often do not need to upgrade. Step out the door and you are in busy streets, right next to the Mausoleum of Augustus.
If you want quiet and calm, the Eden is the one I would pick. If you want space, a scene and great dining without leaving the hotel, pick the Bulgari.

The base rooms at the Bulgari are very large. At a lot of hotels they would be called deluxe rooms or even junior suites, so the entry rate already buys real space. In central Rome, that matters.
The rooms at Hotel Eden are bright, modern and traditional at once, with incredible views over the rooftops. For more space, the top suites are spacious on their own and can be connected for families or two couples.

Honestly, I am not even sure how many places there are to eat and drink at the Bulgari: a beautiful rooftop bar and pizza restaurant, another bar on the floor below, and downstairs a classic Roman trattoria with affordable dishes like €18 pastas. I loved that.
Hotel Eden has one restaurant I would build an evening around: the one upstairs, with fantastic service and the view across the domes. The concierge is super helpful with reservations everywhere else.

Service at Hotel Eden was anticipatory, warm and personal, and I had the fastest coffee I have ever had delivered there. The whole place is calm.
The Bulgari is lively and sophisticated, with lots of marble and incredible mosaics in the bathrooms. If that energy is what you want from Rome, it is spectacular.

The Bulgari has the biggest gym I saw in Rome, massive and with serious equipment, plus a spa. If training on the road matters, that settles it.
Hotel Eden is usually priced slightly below the Bulgari, for a stay I would rank above it. I can quote them side by side for your dates.
For me, Hotel Eden, my top overall pick in Rome. Pick the Bulgari if you want space, energy and great dining without leaving the hotel.
The Bulgari. Its base rooms are what other hotels would sell as deluxe rooms or junior suites. At Hotel Eden, ask about the top suites if space matters.
Hotel Eden, on a quiet residential street above the Spanish Steps. The Bulgari is on the lively side, inside and out.
The Bulgari has the biggest gym I saw in Rome, plus a spa.
Usually Hotel Eden, slightly below the Bulgari. Because the Bulgari’s base rooms are so generous, you often do not need to upgrade there.
Tell me your dates and who is coming, and I will tell you which one fits and which room to ask for.
